  • Will your report meet all state requirements?
  • How experienced are you?
  • How do you keep your expertise up to date?
  • Do you focus on residential inspection?
  • Do you offer to do repairs or improvements?
  • How long will the inspection take?
  • How much?
  • Will I be able to attend the inspection?

Note: An inspector should not agree to do repairs or improvements.
Inspections costs are based on the size of home and additional features such as pools, spas, sprinkler systems and out-buildings.

How To Choose An Inspector

Just as you wouldn't choose a surgeon based on lowest price, neither should you choose a home inspector on cost alone.

You may not want the costliest inspector either. Weigh price against answers to your questions and your impression of the inspector during a phone call. Then go with your gut feel, and you'll likely make the right choice.

You must make certain that you’re hiring an experienced reputable inspector. That experience gives the inspector a chance to find defects that an inexperienced inspector would not.

You can request that your inspector provide you a previous example of a report from a property that is similar to one you want to purchase.  In this way, you are able to see if the report is well written and informative and it can give you the best idea of the extent of experience of the home inspector that you will be working with.

The report should be well written and full of helpful commentary along with a comprehensive explanation of the defects in the home.

Additionally the report can also point out some positive attributes of the house.
